Well the most active time of the year is certainly the Spring. That is considered prime selling season. But we have found that is not necessarily the best time for all sellers. One of my listings had been for sale longer than necessary. They insisted on asking a price at the very top of the market.
With their listing expiring just before Thanksgiving, they asked if they should re-list now or wait till the Spring. My advice is always the same, "the best time to be on the market is when your ideal buyer is looking for a home". But also consider that there is far more competition in the Spring. Buyers have more choices. Well, we ended up selling their home in 2 weeks, between Thanksgiving and Christmas. So much for other real estate agents saying that's a bad time of year to sell a home. You just never know.
